How do I know whether my foundation needs repair or replacement?

Most foundations we inspect are repairable with piers, wall anchors or carbon fiber. Replacement is recommended only when the concrete or block itself has deteriorated, or the damage is too widespread to stabilize. We tell you which category your home falls into — and why — before quoting anything.

What makes foundation replacement unusual on the Western Slope?

Very few contractors in the region take on full replacements. We stabilize and support the home, excavate the failed foundation, and install a new wood, poured concrete, block or post-and-beam foundation with waterproofing and drainage built in — a systemized process that keeps the project far shorter than a typical rebuild.

How much does foundation work cost?

Pricing depends on the system, the depth to competent soil, access to the work area and the size of the structure. We price from a standard price sheet so two identical homes get identical quotes, and the inspection and estimate are always free.

How long will the work take?

Pier, anchor and crack-injection repairs are usually finished in one to three days. Interior drainage and crawl space encapsulation typically take two to four days. Full replacements generally run one to three weeks depending on size, access and weather.

Do I need to move out during the project?

Repairs, waterproofing and partial replacements are done with the family in the home. Complete replacements usually require temporary relocation while the structure is supported and the old foundation is removed.

Why do foundations move so much in Western Colorado?

Expansive clays like Mancos shale swell with spring moisture and shrink as they dry, lifting and dropping footings each season. Add high water tables in the Roaring Fork Valley, gypsum soils in Eagle County, steep mountain lots and freeze-thaw cycles at elevation, and movement becomes the rule rather than the exception.

Should I fix the water problem or the foundation first?

Water is almost always the driver, so we address the structure and the water source together. Stabilizing a wall without correcting drainage leaves the same forces acting on the repair.

Do I need interior or exterior waterproofing?

Surface water, grading and downspout problems are solved outside; groundwater and hydrostatic pressure are managed inside with sub-floor drainage and a sump system. Many homes need both, and some only need a drainage correction — we say so when that is the case.

What warranty comes with the work?

Structural systems carry a written Supportworks manufacturer warranty plus at least a 5-year workmanship guarantee, handed over at the final walkthrough. Some services are not warrantied — crack repair and concrete leveling (foam jacking) among them — because ongoing earth movement cannot be predicted. We tell you which category your job falls into before work starts.

Are you licensed, insured and affiliated?

Do you work on commercial buildings?

Yes. Through the Supportworks commercial network we install helical piles, tieback and helical anchors, push pier underpinning and crawl space jacks for remedial repair and new-construction deep foundations.

Can a leaking wall crack just be sealed?

Only if the wall is stable. We relieve the water with a drainage system first, then seal the crack with FlexiSpan® polyurethane, which flexes with normal foundation movement instead of drying out and re-cracking. If the wall is still moving, it gets stabilized before anything is sealed.

Do I have to disclose a foundation problem when I sell?

Yes — the Real Estate Seller Disclosure Act requires foundation problems to be disclosed to buyers. Homes with known structural defects are commonly discounted 10 to 20%, so a permanent repair with a transferable written warranty is usually the cheaper option.
