Polyurethane foam is far lighter than a cement slurry, so it does not add load to the soil that failed in the first place. The injection holes are dime-sized, the foam cures in minutes, and the slab is back in service the same day.

Foam is also waterproof, so it will not wash out under a driveway that sheds snowmelt every spring.

Why slabs settle on the Western Slope

Most settlement we see across Rifle, Glenwood Springs, Carbondale, Grand Junction, Aspen, Basalt and Vail traces back to water. Snowmelt and roof runoff wash fines out from under a slab, poorly compacted backfill consolidates over time, and freeze-thaw cycling opens voids the concrete then bridges until it cracks.

Because of that, we look at grading, downspouts, and drainage during the estimate — lifting a slab without fixing the water only resets the clock.

The concrete leveling process

    Measure the drop

    We map elevations across the slab to see how far it has moved and where the voids are.

    Drill small ports

    Dime-sized injection holes are drilled through the slab — no demolition and no replacement concrete.

  3. 03

    Inject and lift

    Expanding polyurethane fills the voids and raises the slab in controlled stages while we monitor elevation.

  4. 04

    Patch and drain check

    Ports are patched, the slab is back in service the same day, and we flag drainage issues that caused the settlement.

Frequently Asked Questions

How long does concrete leveling take?

Most residential jobs are finished in a few hours, and the slab can be driven on the same day.

How long does it last?

Foam does not break down or wash away. As long as the underlying cause — usually drainage or a void from washout — is addressed, the lift is permanent.

Is leveling cheaper than replacing the concrete?

Almost always. Leveling reuses the slab you already have, so there is no demolition, disposal, forming, or cure time to pay for.

Will the injection holes be visible?

The ports are about the size of a dime and are patched with color-matched grout. They are noticeable up close but far less visible than a replacement seam.

Is concrete leveling (foam jacking) warrantied?

No. Foam jacking and concrete leveling are not warrantied services. The foam itself does not break down, but soil beneath a slab keeps moving with moisture and freeze-thaw and no one can predict that movement. Structural systems such as piers and anchors are the work that carries a written warranty.
